Twelve ways to answer Melkbosstrand's wind and glare

This village has run 1950s holiday cottages with small punched windows beside architect-led rebuilds in full-height glass since 1924, all facing the same south-easter and the same evening sun over the bay. This is the full range we measure and fit for both.

How we specify for Melkbosstrand

Built for the wind before the view

Melkbosstrand has been a holiday-house village since 1924, laid out on a low dune belt between two protected reserves. Everything we spec here starts from the same fact: the Cape Doctor reaches this coast at full strength, and the view everyone builds toward is the one thing a spec can't block to stop it.

01

The Cape Doctor doesn't skip this coast

The south-easter blows a consistent 15-25 knots along this stretch of coast from October to March — the same wind system that makes the open beach immediately south one of the world's kitesurfing capitals. Melkbosstrand's koppie and dune vegetation take some of the edge off at street level, but an upper storey or a rear elevation backing onto reserve land gets it at full strength. Every awning, zip screen and roller shutter we fit here carries a wind sensor as standard, not as an upsell.

02

West-facing glass, one evening problem

Almost every living room and main bedroom in the village is built to face the view — south-west across the bay toward Table Mountain and Robben Island — which means low, hard glare for a couple of hours as the sun drops each evening, not the midday sun most inland suburbs plan around. Sunscreen fabric is the default on that elevation, not blockout, so the view that justified the window survives the fix.

03

Two cottage generations, one street

The village still carries its 1924 holiday-cottage bones — simple gable roofs and small punched windows in the Damhuis idiom — standing next to architect-led rebuilds running full-height glass walls, the layered concrete-and-glass style this coastline has become known for. We measure both to their own actual openings rather than assume one spec fits the street.

04

A part-time village

A real share of Melkbosstrand's homes are still weekend or holiday houses, empty for stretches at a time. Motorised, app-controlled, wind-sensored products matter more here than in a full-time suburb — there's often nobody home to notice a rising south-easter and wind an awning in by hand.

Scroll — the south-easter sweeps the dune line, then the blind comes down over the glare.

The deck

Shade over the braai, gone again the moment the wind swings around — the view past Robben Island stays either way.

How it works

Four steps, no surprises

The same honest process whether you're fitting one cottage window or every pane on a full glass-wall rebuild.

01

Enquire

Tell us about your windows, the rooms and what's actually bothering you — glare, wind, an empty house nobody's watching — through the form or chat.

02

Free in-home measure

A consultant visits with samples, measures every window precisely, and talks through fabric, wind-rating and motorisation for your specific elevation.

03

Written quote

Every window on its own line, priced in writing, so nothing turns up later that you were not shown. No decision needed on the spot. A working envelope while you wait: R1,000 to R7,500 per square metre installed across the range, with interior fabric lowest and motorised exterior hardware highest. Small windows carry a minimum charge, and the exact figure is settled at the measure.

04

Made & fitted

Your blinds, roller shutters or awning are made to order and installed cleanly by hand, with the operation demonstrated before we leave.

About this service

Nothing off a shelf, nothing quoted sight-unseen

Melkbos Blinds measures, makes and fits window shading along this stretch of coast — Melkbosstrand itself, and Bloubergstrand, Big Bay, Sunset Beach and Sunningdale on the way down. Roller blinds, roller shutters, folding-arm awnings and zip screens are all manufactured to the sizes taken at the property, with hardware chosen for how much wind and salt that particular elevation actually stands in.

The order of work never changes. You enquire on the form or the chat, and one of our expert consultants will contact you shortly to arrange a free in-home measure. That visit covers every opening, and the fabric, mesh and control options are settled against your own exposure rather than a rule for the village. A clear, itemised quote per window follows, with no pressure to decide on the spot. Once you accept it, everything is made to those measurements and fitted by our own team.

Whatever you send us is used only to arrange that call-back and quote, and is handled under POPIA.

Questions

Honest answers before you commit

Why does every exterior product here carry a wind sensor?
Because the Cape Doctor south-easter is not occasional here — it blows a consistent 15-25 knots along this coast from October to March. An awning or zip screen without a wind sensor is one unlucky gust from damage. We fit sensors as standard on every motorised exterior product, not as a paid extra.
Sunscreen or blockout for a sunset-facing living room?
Sunscreen, in most cases. Most Melkbosstrand living rooms face the evening view across the bay, and the glare problem is a couple of hours at sunset, not all day — a 3-5% sunscreen fabric cuts the glare and UV while keeping the view you built the window for. Blockout is the right call for bedrooms that need genuine dark, not for the room you actually watch the sunset from.
Will an awning or zip screen actually survive this close to open dune?
With the right spec, yes. Full-cassette housings that seal the fabric away when retracted, marine-grade aluminium and a wind sensor that retracts the product automatically before a gust arrives are the standard we fit on any erf backing onto reserve or open dune land. We'll say so plainly if a particular position is more exposed than the product can handle.
Are your roller shutters security shutters?
No. Our roller shutters are a shading product — sun, glare and heat control on the outside of the glass, with a genuine blackout benefit for an empty holiday home. They are not security-rated shutters; that's a different product, which we can quote separately if you need it.
Do you fit both the old holiday cottages and the new architect rebuilds?
Yes — it's the most common street in Melkbosstrand. Original 1920s-60s cottage openings are measured to their true, often slightly irregular dimensions, while a full-height glass-wall rebuild gets specified for its wider, true-square glazing. One consultant, one visit, two specs where the house needs it.
Do you offer child-safe options?
Yes, on every corded or chained product. A tensioner goes on as part of the install, every time. In a nursery or playroom we would rather put you on cordless or motorised control, so there is nothing loose within a child's reach at all.
