The view that built the suburb is also the wind problem
Bloubergstrand's beachfront runs fully open to the sea with none of Melkbosstrand's koppie or dune-belt shelter, and it has hosted Red Bull King of the Air — the kitesurfing world championship — since 2018 for exactly that reason: the wind here is about as strong and consistent as this coast gets.
No natural windbreak
Unlike Melkbosstrand's more sheltered street grid, Bloubergstrand's beachfront properties face the open bay directly. Every exterior product here is specified at the top end of what we fit — full-cassette awnings, wind-sensor motors as standard, marine-grade hardware throughout — because there's no koppie or reserve vegetation doing any of that work for the house.
The view is the whole brief
Nobody buys a Table Mountain view to block it. Sunscreen roller blinds and fine-openness fabrics are the default on the view-facing elevation in almost every Bloubergstrand home we measure — the glare and UV drop, the mountain stays exactly where it was.
